Development of Disposition and Exit Strategies

Once the property’s renovations have been completed and its rents have been stabilized for a period of six months or so, it is time to begin the implementation of the investor’s exit strategy. This may include positioning the apartment building for sale, or adopting a buy and hold approach in which the investor retains the property in his or her portfolio.

The Berges Investment Group works with clients to assist in determining an appropriate exit strategy that is consistent with their objectives. The velocity, or turnover, of an investor’s capital is key to above average returns; however, some clients such as institutional investors have large amounts of capital to deploy and therefore prefer to hold their apartment buildings for many years and manage them with a portfolio of similar properties.
