Once the property’s renovations have been completed and its rents have been stabilized for a period of six months or so, it is time to begin the implementation of the investor’s exit strategy. This may include positioning the apartment building for sale, or adopting a buy and hold approach in which the investor retains the property in his or her portfolio.

The velocity, or turnover, of an investor’s capital is key to above average returns; however, some clients such as institutional investors have large amounts of capital to deploy and therefore prefer to hold their apartment buildings for many years and manage them with a portfolio of similar properties.
