We can assist you with identifying a multifamily property that is ideally suited to your investment needs.  Mr. Berges will personally fly into the specific target market you are interested in to help locate an apartment building determined by the investment criteria predetermined by you.  Opinions and recommendations will be made regarding the suitability and investment potential of each property looked at.  Mr. Berges will furthermore represent you through an exclusive buyer's agency agreement throughout the entire process of your acquisition if so desired.  This includes the ever important step of contract negotiation to ensure that you get the best price possible.  This step alone can potentially save you tens of thousands, and even hundreds of thousands of dollars. 


Properly underwriting an apartment building to determine its value in the marketplace is the key to an investor's success in this business.  You simply cannot afford to overpay for a property.  Doing so can create cash flow problems from the very outset that will break the bank (as is evident by the number of multifamily foreclosures currently on the market).  Overpaying will also wreak havoc on an investor's expected returns, not only during the operation of the property, but also at the time of sale.  The absolute best time to lock in profits is at the time of purchase!

Once you have identified an apartment building for purchase and have it under contract, performing accurate and timely due diligence is crucial to determining whether or not to proceed with the transaction.  Due diligence services include examining financial documentation provided by the seller, inspecting the exterior of the property, and inspecting the interior of several of the units.  It may also include the examination of vendor contracts and potential tax liabilities.


Investors who purchase value added opportunities such as deeply discounted foreclosures with below market occupancy or buildings that need rehab will most assuredly want to consider the post-acquisition services offered by the Berges Investment Group.  These include making recommendations for rehab and renovation work (whether light to moderate or even extensive), increasing rents through effective property management, stabilizing the property's cash flow, and repositioning it for sale. Recommendations to reduce expenses and increase revenues are the most essential components of increasing your property's Net Operating Income which is the key driver of value. The quicker a property's N.O.I. can be improved, the quicker the asset can be repositioned for sale.


Once the property's renovations have been completed and its rents have been stabilized for a period of six months or so, it is time to begin the implementation of the investor's exit strategy. This may include positioning the apartment building for sale, or adopting a buy and hold approach in which the investor retains the property in his or her portfolio. 

The Berges Investment Group works with clients to assist in determining an appropriate exit strategy that is consistent with their objectives.  The velocity, or turnover, of an investor's capital is key to above average returns; however, some clients such as institutional investors have large amounts of capital to deploy and therefore prefer to hold their apartment buildings for many years and manage them with a portfolio of similar properties.
